CEG to plough £1m into office building revamp

CEG is bringing forward an investment of more than £1m to comprehensively refurbish its Atlantic House three-storey office building on Birchwood Point Business Park in Warrington.

The property investment and development company managed the acquisition of both Appleton House, let to New Balance and Atlantic House, which has been vacant for 18 months.

Antonia Martin-Wright, head of investment North at CEG, said: “We saw an opportunity to maximise the value of this asset, vacant for almost two years, Atlantic House is ripe for a comprehensive refurbishment which will deliver sought-after contemporary office space in an unrivalled location.

“We’re confident that we can replicate the success of Appleton House which is let to New Balance.”

With designs by SpaceInvader, the refurbishment will deliver a spacious and light-filled open plan office environment. A new high-quality reception, befitting of a new headquarters environment, will offer a glass atrium with indoor and outdoor seating areas.
Generous car parking provision, and secure cycle hub will add to the building’s appeal.

Well-located on Birchwood Boulevard, within easy reach of the M6 and M62, the self-contained, three-storey, HQ-style office building provides a total of 20,676sq ft.

It’s sister development, Appleton House provides a further 30,666 sq ft and is the EMEA headquarters of global athletic footwear, apparel and accessories company, New Balance. The office project was crowned winner of the British Council of Offices (BCO) Fit Out of Workplace award in 2015 for North of England/North Wales & Northern Ireland.

The refurbishment will commence in July and will be complete in October 2017. Property agents Savills and WHR have been appointed as joint letting agents.

Rupert Barron of WHR said: “Having been involved in the original development of the Birchwood Point back in the 90s I am delighted to be part of the team to bring forward market leading office accommodation which will appeal to many occupiers. A quality product in a good location will let quickly as did the original development.”
