£19m homes and shops scheme submitted to planners

A £19m mixed-use scheme designed by architect practice Hodder+Partners has been submitted to Manchester City Council for planning approval.

If agreed, the 25 Rochdale Road scheme would bring 100 apartments and commercial space to the north east edge of Manchester city centre.

The site is currently home to Realty Estates but the developer wants to demolish its current office and replace it with a modern high quality architectural building, part 15-storeys and part eight-storeys high.

Hodder+Partners said 25 Rochdale Road is located on a pivotal area between several strategically masterplanned zones whilst being situated along an important arterial route close to a major gateway into the city centre.

Associate director at Hodder+Partners Matt Dawson said: “To develop 25 Rochdale Road will bring welcome activity and one and two bedroom residential units to an area that’s sorely underused.

“It’s a fantastic site and we believe our design plans knit together the NOMA masterplan and New Cross Development, and will act as a great vehicle to induce further investment.”

He added: “Our proposals will also deliver quality, purpose-built residential accommodation, close to the city centre and with good access to transport links.

“Our design aims to stitch together a variety of building heights in the immediate vicinity as well as add to the recent high-quality architecture in the area.”

The plans, which include secure indoor cycle spaces for 100 bikes and 18 car parking spaces, come as Hodder+Partners celebrates its 25th anniversary year.

A decision on 25 Rochdale Road is expected to be reached by Manchester City Council planning committee on September 29.

Stephen Hodder, who originally founded Hodder Associates in 1983, said the project comes at an exciting time for the practice, which is located at 1 Kelso Place on the banks of the Bridgewater Canal.

He said: “25 Rochdale Road is an interesting project and one we have enjoyed working with Realty Estates on.

“Increasing the provision of high-quality residential accommodation in the area will be vital in ensuring economic growth and promotion of innovation, not only in the immediate vicinity but within the city as a whole.”
