Bredbury 25 on course for summer completion

The 2.9-acre Bedbury 25 Trade Park near Stockport is set for completion this summer.

The facility fronting Ashton Road will offer nine new individual trade units ranging in size from 3,000 sq ft to 6,000 sq ft and, if required, can be combined into larger units.

It is being delivered by Seddon Developments, a division of Bolton-based, family-owned, multi-disciplinary construction group Seddon, with Bredbury 25 being marketed to potential tenants by real estate advisors Colliers International, GVA and Williams Sillitoe.

The site’s advisers report ‘extensive interest’ in the scheme with a number of units under offer.

Units are available for rent with each featuring its own roof mounted photovoltaic system designed to provide savings on energy costs to occupiers

Bredbury 25 is strategically located close to junctions 25 and 26 of the M60, providing tenants with a direct road link to Manchester Airport and the wider motorway network.

John Sullivan, director, industrial and logistics at the Manchester office of Colliers International, said: “The general consensus is that there’s a shortage of small-to-medium-sized trade counter units to meet rising demand from trade counter operators. Other developments in Stockport coming out of the ground such as Aurora and Southfields are almost fully let with rents in North West rising to £10 per sq ft, a pretty punchy level for the region but one that people are prepared to pay when there’s little or nothing available.

“As well as Bredbury 25, we’re also aware of plans for similar developments to accommodate the needs of trade counter operators at other strategic sites throughout the North West.”
