Seddon to deliver speculative industrial scheme in home town Bolton

Seddon Developments is set to deliver a new 40,000 sq ft speculative industrial scheme in the company’s home town Bolton.

Work has now started on site at the scheme known as Top Deck, just off junction 4 of the M61 motorway which will provide units from 1,500 to 19,000 sq ft.

Jamie Seddon of Seddon Developments said: “The high level of interest shown in the units at this early stage of development is testimony to the quality and location of the scheme and reflects the lack of supply of new properties of this size in this area.”

BC Real Estate and JLL have been retained as the joint agents.

Gary Chapman, director at BC Real Estate, added: “The scheme is indicative of Seddon’s confidence in both the location – which they know well – but also in the long term performance of the industrial market.

“The market has been starved of new and good quality smaller units even though the level of demand is very good.

“Those few schemes that have been developed speculatively have all let or sold very quickly at strong values and we expect that Top Deck will follow suit. Bolton is a market with strong regional demand and we’re delighted Seddons have taken the decision to react to that with this scheme.”

The first units are due to be ready for occupation from summer 2018 and available on a leasehold basis from £7 per sq ft.
