Blue print for transformation of 18-acre Cheshire site gets green light

Outline planning permission has been granted for the transformation of an 18-acre brownfield site into a development of 160 homes, commercial space for light industrial use and a pub/restaurant in Northwich, Cheshire.

Cheshire West and Chester Council has given the go ahead to the proposals for the mixed-use scheme on the Winnington Business Park site.

The plans were submitted by Pro Investments, which is part of asset and property company FI Real Estate Management.

The existing industrial units are currently unoccupied with the last tenants vacating in December 2017.

New plans for the site were drawn up following feasibility studies that determined the space was no longer fit for use due to its age and configuration combined with the need for more local housing.

The site sits next to Winnington Urban Village, with plans for the new homes set to create an extension to the existing residential provision.

Alongside the residential element of the project, the outline planning also includes neighbourhood amenities such as a convenience store and family pub/restaurant, whilst the light industrial commercial space provides a buffer to the adjacent industrial land use.

“We will continue to work closely with the Council to reach mutual agreement on the quantum of affordable housing provision.”

FI Real Estate Management is the managing agent for land owner Pro Investments Ltd.

Consultants working on the project include DPP Planning, Saunders Architects, RSK Engineers and legal representation from Hill Dickinson.
