Partnership housing developer Lovell has signed an agreement with Homes England (formerly the Homes and Communities Agency) to deliver 200 new homes in Leyland, South Ribble.

Lovell Partnerships is aiming to secure reserved matters planning permission for the nine hectare green-field site this autumn, with a planned start on site for the £45m Altcar Lane scheme at the beginning of 2019.

The development in Leyland, on land purchased from Homes England, is forecast to be fully completed within around 36 months.

Altcar Lane will form one of a number of national risk-sharing projects under the Government’s ‘Accelerated Construction’ initiative.

New homes will be built at double the monthly rate for this area, with the proposal also embracing innovative approaches to development.

Modern methods of construction will see the use of a closed panel, pre-insulated, timber frame system and pre-formed floor and roof cassettes to make the installation more efficient and achieve time savings.

Lovell will create 140 homes for open market sale and 60 affordable homes through Lovell’s partner Together Housing Group in this attractive, semi-rural location.

Situated to the South West of Leyland, the development is located less than two miles from Leyland train station and just minutes from the M6.

The new housing for open market sale will feature a mix of seven bungalows, four three-bedroom semi-detached homes, 29 three-bedroom detached homes, 73 four-bedroom detached homes and 27 five-bedroom detached homes.

The overall scheme is set for completion in 2021 with the first homes expected to be available for sale in Summer 2019.

Duncan Inglis, North West head of accelerated delivery at Homes England, said: “We are really pleased to be working with Lovell, who have demonstrated a real commitment to delivering the quality and pace of development we are seeking for this prestigious site.

“We look forward to working with Lovell over the duration of this exciting joint venture initiative.”

Bruce Lister, regional regeneration director for Lovell’s North West region said: “South Ribble is one of the country’s most attractive development locations, and we are delighted to have been selected as Homes England’s development partner for the Altcar Lane project.

“Our proposal aims to create a strong identity that complements the local surroundings.

“The existing footpath with mature hedgerow and trees will be retained to create a green corridor running through the site, with houses carefully orientated to overlook this attractive new linear park.”

As part of its Lovell Legacy commitment to invest in the communities where it works, the company will also deliver job and training opportunities locally.
