Planning permission granted for £36m residential development

Elliot Group, the Liverpool-based developer, announced today that it has secured planning permission for The Address at One Wolstenholme Square.

The £36m development is the next piece in the developer’s Wolstenholme Square jigsaw and will see an 11-storey luxury apartment block built on the former headquarters of social care charity PSS, which Elliot Group acquired in June 2017.

The scheme will provide 151,620 sq ft of new space which will include 32 studios, 102 one-bed apartments and 66 two-bed homes. There will be two commercial units on the ground floor, with the developer committed to leasing them to local entrepreneurs in line with its wider strategy for Wolstenholme Square.

Elliot Lawless, of the Elliot Group, welcomed the granting of planning permission, saying: “It will see the redevelopment of another low-quality post-war infill with a building of a more appropriate scale for its location and setting.

“Our overall masterplan is providing a strong anchor at the north west end of Ropewalks and linking it seamlessly with Liverpool One. The regenerative impact of this should be substantial, over time.”

The wider Wolstenholme Square project is now entirely pre-sold and The Address has been designed to satisfy investor demand for more homes in the area, explained Lawless.

Residents will be provided with a luxury spa and pool for their exclusive use and there will be terraces on the ninth and 11th floors.

“Every resident will be able to enjoy it and there’ll be nothing of this quality in the city.”

Elliot Group is currently building out its existing planning approval for Wolstenholme Square, which will see it provide 447 studio and one-bedroom apartments, with a revamped square below and a new landscaped passage through to Seel Street which will be lined with restaurants, cafes and workspaces for independent businesses.

Zerum acted as planning consultants for the submission.

Elliot Group is primarily a residential developer and has more than £850m of projects in planning and underway in Liverpool, Leeds and Manchester.

The company shall shortly complete construction of its first hotel development in Liverpool, the Times Hotel by Vincent, next door to The Address and work will shortly begin on site for its ‘triple towers’ project in Liverpool, called Infinity.
