Landmark Cheetham Hill property comes to market for £3.25m

The Point

Manchester property agent Roger Hannah & Co has been instructed to dispose of the landmark Cheetham Hill property known as “The Point”.

The asking price is £3.25m.

The Point is a prominent 24,000 sq ft detached three-storey office and retail building constructed in 2009 and is currently let to a number of users, including Habib Bank, which currently produces a gross income of £255,000 per annum.

Fronting onto Cheetham Hill Road opposite Manchester Fort Shopping Park, this is one of the highest profile spots in Cheetham Hill.

Stuart Cooper, director of Roger Hannah & Co, said: “This building is a real gem situated in the ever-popular Cheetham Hill area and represents a real opportunity for investors to add value via pro-active asset management and lettings.

“We envisage that the rental income could be increased to well in excess of £300,000 per annum with the correct management strategy.

“The building benefits from excellent specification, as you would expect, including air conditioning, raised floors, two passenger lifts and onsite parking.

“However, the real selling point is that the building also provides an extensive roof terrace with 360 degree views of Manchester, a real USP, giving occupiers a great place to relax and unwind, especially if the current heatwave continues.”
