Property firm CBRE has moved into state of the art offices in the heart of Manchester city centre.

The firm has taken 11,309 sq ft of space on the tenth floor of One St Peter’s Square.

CBRE has relocated 130 staff to the building and with tp bennett and Overbury’s strategic direction designing a more efficient working environnment and welcoming space for clients.

Tp bennett and Overbury entered into a four week design competition which created a hybrid design and build approach.

The partnership offered a more streamlined service for the client and resulted in a detailed project delivered in an intensive 10 week fit out period.

Key to the project was to deliver a workspace that reflected the stature, nature and professionalism of CBRE to both their staff and clients.

Tp bennett undertook a detailed workplace consultancy period with all levels staff to secure feedback and ensure that the design was informed by the results.

The new workspace represents a significant step change for CBRE, with a different culture and representation of the business to their clients.

There is a clear desk policy, with no assigned desks across the company.

Staff neighbourhoods, made up of a variety of work settings, create an anchor for teams while promoting mobility, allowing staff to move freely across the workplace without the restriction of being tied to a single desk.
CBRE wanted to create a first-class experience for their clients visiting the office.

Tp bennett created a client lounge in the reception area to improve the visitor experience and create a strong impression, with natural light and striking views across the city.

Alongside this is a multi-use breakout space for the staff, designed to be used throughout the working day and not just meal times.

This enables the floorplate to be fully used and create further flexible workspaces and meeting points.

Rachel Bishop, project director at tp bennett said: “The attention to detail on this project was a key factor to its success.

“Our design concept referenced the surrounding area’s architecture which created a unique identity for CBRE Manchester.

“Local landmarks such as the town hall clock face provided inspiration for decorative lattices which create pockets of ornamental fretwork to the interior.

“The geometry of these hint at Victorian pattern work whilst the cogs allude to Manchester’s industrial heritage.

“Our industry experience and the team’s collaborative approach allowed us to design a space that CBRE can be proud of, providing them with a high quality, flexible and efficient workspace that promotes staff and visitor wellbeing and aligns with their values as a business.”

Phillip Westwood, director at Overbury said: “By working alongside Tp bennett we were able to offer CBRE the best of both worlds – a quality design-led solution that would deliver a best in class environment for CBRE’s employees, clients and visitors whilst ensuring a proven competitive practical solution within a ‘one-stop shop’ arrangement, underwritten by Overbury.”

Oliver Thomas, senior director of national building consultancy at CBRE Manchester, said: “We have had some amazing feedback from clients, colleagues and from the market which gives me immense satisfaction that my team have fulfilled what we set out to do.

“Aside from the remarkable views over the city and some of Manchester’s most recognisable land marks in the Midland Hotel, Manchester Central Library and the Town Hall, our new office space compliments the building and CBRE’s intent on being best in class in the region.

This project centred around our staff and our clients from day one and TP Bennett and Overbury delivered a very balanced design, developed from the early engagement studies, that drew influence from the surrounding architecture, used a very honest pallet of materials and an exceptionally high level of workmanship and quality in the finish.”
