Developer launches public consultation for revised Northern Quarter schemes

Manchester-based property developer Salboy is to hold a public consultation into two of its schemes in the city.

This is ahead of planning applications being submitted for the sites on Back Turner Street and Tariff Street.

Salboy already has two landmark projects under construction in the Northern Quarter – Tib Street Manchester and M-One Central.

The firm is now looking to engage with the local Northern Quarter community to present its latest plans for Back Turner Street and Tariff Street in Manchester’s famed bohemian district.

An extensive stakeholder and public consultation will begin on September 5, for both schemes and will run until September 21.

Having previously had a planning application pushed back on the Back Turner Street site, Salboy and architects 5plus have re-imagined the plans to be more sympathetic to surrounding buildings and have lowered the original height.

The new proposal for the currently derelict site is for a unique, landmark residential development, situated between Back Turner Street, Shudehill and High Street.

It would provide around 50 high-specification residential units, including one, two and three bed apartments, town houses, duplex and unique penthouse apartments. This would be supported by a smaller area of ground floor commercial space.

Appreciating the context of the site, the scheme has been designed as two interlinking elements.

At a higher level on Shudehill the building drops down to five storeys on Northern Quarter’s High Street, with the two elements connected by new public realm.

The fully glazed nature of the taller building, as well as its sleek and sculptured design, will provide a striking gateway to the Northern Quarter.

With the proposals still evolving, Salboy is looking to receive feedback on height options for the Shudehill side of the scheme, prior to submitting a planning application.

The second project going to public consultation occupies part of the main block bounded by Tariff Street, Port Street and Brewer Street, with Sam’s Yard sitting in the north-eastern corner.

The proposal is for another high-quality residential development comprising three new buildings, ranging in height from 10 to 13 storeys.

Around 200 units are proposed in total in a mix of apartments and town houses.

The design will feature a secluded inner courtyard, roof garden, undercroft car parking and a commercial unit on the ground floor.

Simon Ismail, director at Salboy, said: “We are confident that we have come up with two unique and iconic developments to add to the Northern Quarter scene and are excited to share our plans with the surrounding community.

“The public consultation phase is a very important step and we are keen to know the thoughts of the local residents and businesses.

“We will then be able to incorporate these ideas and opinions in our final planning applications.”

He added: “We truly believe Manchester is the best place to live in the UK and we are fully committed to helping it become one of the most influential and liveable cities in the world.

“We respect the unique character and buzz of the Northern Quarter and believe these designs will sit naturally alongside existing buildings, but also help the area develop and grow.”

He admitted: “We were, naturally, disappointed not to have previous proposals for Back Turner Street approved and we have worked hard to resolve the concerns raised.

“This revised residential scheme will provide the sort of homes not currently available in this neighbourhood, allowing people to put down roots and contribute to a growing community.”

The public consultation event will take place on Wednesday, September 12, from 3pm to 7pm, at The Centre for Chinese Contemporary Art on Thomas Street.
