Commercial property investor Praxis is addressing a shortage of Grade A office space across South Manchester by appointing real estate advisors Colliers International, Williams Commercial and Canning O’Neill to market Dakota on Concord Business Park.

Having undergone a full refurbishment by Praxis, the 40,000 sq ft, three-storey Grade A office building offers potential occupiers open plan and flexible floorplates with LED lighting, a feature double-height reception, shower facilities and bicycle storage, with significant parking and on-site café in a mature parkland environment.

Praxis, the owner of Concord Business Park, is targeting Dakota House at businesses with national and international operations to join current blue-chip occupiers already attracted to the area including Virgin, The Hut Group, Emirates, Vodafone, DCC Smart, Costain and PZ Cussons.

A total of 40,350 sq ft of office space across the three floors of the building comprises 13,300 sq ft (1.236 sq m) on the ground and first floors and 13,750 sq ft (1.278 sq m) on the third floor.

Concord Business Park is strategically located just one mile from Manchester Airport and offers direct access to the regional and national motorway network, together with Shadowmoss and Peel Hall Metrolink stations on the doorstep.

Dominic Pozzoni, director, national offices at the Manchester office of Colliers International, said: “Praxis has undertaken a fantastic refurbishment of Dakota to provide an exceptional HQ building in a proven location to meet rising occupational demand for Grade A office space throughout South Manchester.

“Concord Business Park is extremely well connected to the regional motorway network and provides a superb parkland campus setting for attracting corporate occupiers, their staff and clients.

“We expect to generate a great level of interest from prospective businesses.”
