Hyphen completion brings 50,000 sq ft to city market

Manchester contractor Russell WBHO has completed the refurbishment of Hyphen at 73 and 75 Mosley Street for Boultbee Brooks Real Estate.

Project managed by OBI, the scheme has seen the creation of 51,000 sq ft of Grade A office space, bringing together two neighbouring buildings to form a single address.

The 66,000 sq ft building has undergone a total transformation, upgrading the old 1970s block to Category A standard, complete with new mechanical and electrical installation throughout, energy-efficient heating and cooling, digitally controlled and PIR lighting, four new eight-person lifts, exposed and accessible services, plus DDA facilities on the ground and seventh floors.

CAT A, or full fitted workspace, is now available in studios ranging from 750, to 7,000 sq ft across seven floors, with two new outdoor terraced areas created on the first and seventh floors.

The ground and first floor will provide communal facilities for all occupiers including a gym and coffee shop, while the seventh floor will be exclusively for the occupier of the 7,000 sq ft floorplate.

Russell WBHO took over the project from contractor Styles & Wood in Summer 2019 and completed the scheme within the revised programme.

“We were particularly impressed with their handling of the challenges brought by COVID, and their ability to keep the project running throughout, it was the only one of our current schemes not to have a period of shut down.”

He added: “Despite having to reduce numbers on site and having to carefully manage a shifting supply chain, they kept the project on track and the building is now complete and ready for launch into the Manchester market as a high-quality, flexible and fantastically situated opportunity for businesses looking to upgrade or extend their accommodation.”

Centrally located just off St Peter’s Square, with the Metrolink hub close by, Hyphen is now being marketed by OBI.
