Progress on plans for mixed-use scheme in Daresbury

Plans for the scheme

Plans for new homes, offices and a local centre in Daresbury have moved forward.

Acting on behalf of its client, Marshall CDP, Avison Young has received resolution to grant planning permission on a 26-hectare mixed-use site, which will include housing, offices and a local centre with retail and leisure space.

The landmark scheme, named Daresbury Park, comprises two development areas linked by Red Brow Lane.

The development will include 350 new homes to the north of the site, 25% of which will be affordable, with commercial space to the south, which includes cafes, restaurants and other leisure uses and 30,000 sq m of B1 offices.

The site benefits from a waterside location along the canal, and builds on the existing local services in the area through the complementary retail and leisure uses provided at the local centre.

Jamie Lynch, senior environmental planner at Avison Young’s Manchester office, said: “This is a significant project which will increase the number of homes and jobs in Daresbury and Halton, ensuring the continued growth of Daresbury Park.

“The site benefits from an existing allocation and consent for employment development which has seen the delivery of the current Daresbury Park.

“The site is well located in a sustainable location with a range of jobs and community facilities within the wider area and comprising part of the proposals.”

He added: “The design team worked with key stakeholders throughout the design process to provide the long-term social, economic and environmental benefits of the scheme.”

Marshall CDP intends to commence works in 2021.

The professional team included Optimised Environments, Curtins, Brooks Ecological, JPG, BWB, E3P, Orion.
