Sales agent appointed to 25-storey residential scheme

Wardour Point

The developer of a new residential scheme in Manchester has appointed Alesco Investment Properties as exclusive agent.

Widnes-based Sourced Development Group, which also has a Dubai office, is behind Wardour Point, on Regent Road, which it says is a development crafted for modern living.

The scheme boasts 183 apartments over 25 floors, situated in the city’s emerging creative quarter, where residents can live, work and play.

It is claimed that Wardour Point also offers a high-performance investment opportunity, with two-bed apartments priced 71% lower than the market average, and rental yields estimated at 6.13%.

One-, two-and three-bedroom apartments and duplex apartments are available, with opportunity for mass appeal – each crafted to a high specification, and benefiting from access to the on-site health and fitness facilities. The development also offers an end-to-end property management service allowing investors to benefit from lettings.

Matthew Fawl, managing director at London-based Alesco Investment Properties, said: “We’re extremely excited about the launch of Wardour Point, in an area of the UK that has seen unprecedented growth in the buy-to-let sector from both domestic and international buyers, in wake of the COVID-19 pandemic.

“The pandemic created an unmistakable preference for flexibility, which, for many, has cemented the appeal of renting as a lifestyle choice, as well as the desire to seek better value for money outside of London, in properties that are more closely aligned to evolved priorities.

“This has contributed to the growing popularity around investing in the regions, which offers a lucrative and attainable way to start an investment portfolio for first-time investors.”

He added: “Wardour Point will be also able to provide occupiers with affordably priced, well-designed homes in Manchester, which is experiencing growth faster than any other UK city, and is home to some of the country’s most impressive businesses attracting global talent.

“From an investment point of view, this creates the perfect storm for our investors to benefit from high rental yields, to complement their portfolios.”

Alesco says Wardour Point offers contemporary living spaces, surrounded by a centralised landscaped garden with outdoor seating under stylish pergolas and communal areas, prioritising green spaces for a new way of living. Prices start at £194,000 for a two-bedroom apartment.

Communal growing beds, informal table tennis, and table football provide multifunctional areas for residents to enjoy, and opportunities to harvest stronger community bonds.

Inside, the apartments benefit from a high specification, and larger than average light-filled rooms, perfect for working from home.

Security is also prioritised with keyless entry systems to all blocks, CCTV-monitored entry to all buildings, and a 24/7 concierge desk which provides hospitality grade security, in a contemporary home.

The development is located between Manchester city centre and Salford, in close proximity to a myriad of retail and dining outlets, and the University of Salford.

Manchester is also one of the most connected city centres in the North, with Manchester Piccadilly and Victoria stations serving as the central hubs for access to the rest of the UK. The planned HS2 railway will also connect Manchester to the capital and the South of England in record speed.

Founded in 2016 by property investment experts with more than 20 years of experience in the field, Alesco says its appointment ensures homes within Wardour Point are only sold via a handful of trusted, highly-skilled agents.
