Partnership to deliver 841 new homes and £3.3m of community benefits

Planning approval has been granted for 841 homes for Maghull, in North Liverpool.

The scheme, by Countryside and Persimmon Homes, will bring a combined £3.3m-worth of Section106 investment to the town.

Homes will comprise a range of mixed-tenure dwellings.

Countryside will build 408 homes, 30% of which will comprise two- and three-bedroom homes for affordable rent and affordable home ownership with a registered housing association partner. The remaining 285 two-, three- and four-bedroom homes will be available for open market sale.

In addition, Persimmon Homes is set to build 433 two-, three-, four- and five-bedroom homes in a range of styles, 137 of which have been allocated for affordable housing.

Located east of Poverty Lane in Maghull, the new development will also include new public open space at Whinney Brook, which will run through the centre of the development.

As part of the joint planning application, Countryside and Persimmon Homes have pledged to collectively contribute £1.8m to expand Summerhill Primary School, invest £495,000 in a new healthcare facility, and contribute £432,000 to highway improvements alongside further investments in canal maintenance and public transport.

Proposals for the site include the demolition of a small number of existing farm buildings and the construction of a spine road between Poverty Lane and School Road.

Plans also include the construction of a flood relief channel, which will ensure all homes lie outside of the flood zone and will also benefit wider areas of Maghull by reducing existing flooding downstream. Outline planning has also been granted for an older persons’ housing scheme on the site.
