Architecture firm signs up for five year lease in revamped Northern Quarter location

Space in 45 Newton Street

PD Properties, represented jointly by Savills, Lambert Smith Hampton and Daniel Harris & Co, has completed a new letting to Fairhursts Design Group at 31 Dale Street in Manchester’s Northern Quarter.

The architecture, interior design and space planning firm, has agreed a new five-year lease for 5,347 sq ft of space on the building’s fifth floor.

The top floor of the five storey former Victorian warehouse building has been refurbished to provide characterful workspace including exposed timber floors, brickwork and steel columns and a vaulted ceiling.

Located within Manchester’s sought after Northern Quarter district, 31 Dale Street has undergone a comprehensive refurbishment, retaining the original features of the building while providing high quality office accommodation.

The building is also situated in close proximity to the city’s prime commercial and retail cores, with a number of bars, restaurants and shops close by, as well as rail, metro and bus links.

Andrew Cooke, associate director in the Manchester office agency team, said: “31 Dale Street provides quality, modern office space while also capturing the culture of the Northern Quarter and the character it brings to Manchester city centre.

“The area comprises a strong mix of media, creative and digital occupiers and, in spite of the wider challenges of the past 12 months, we are still continuing to see good levels of interest from growing corporates for workspace in the Northern Quarter and the wider city centre.”

31 Dale Street forms part of the NQ Studios estate which also includes 10 and 14 Little Lever Street, 18 Hilton Street and 45 Newton Street, all of which have recently undergone, or are currently undergoing, refurbishment of reception and communal areas.

The last remaining suite in 45 Newton Street has been transformed into a high quality ground floor unit for either office, retail or leisure use. Existing leisure occupiers include Kor gym, BAB NQ and Ezra & Gil, which have all returned to trade following the easing of lockdown restrictions.
