New 400,000 sq ft spec scheme already attracting interest

Construction has begun on one of the region’s biggest speculative developments.

Mirastar and CDP, represented jointly by Savills and B8 Real Estate, has brought to market Widnes 400, a speculative industrial development located at Gorsey Point in Widnes, Cheshire.

Available from March 2022, the 393,000 sq ft unit is currently under construction and when complete will become the region’s largest speculative development.

The development specification will also incorporate 17,000 sq ft of offices, 15m eaves and 42 loading doors.

The site benefits from excellent connectivity to the regional motorway network as well as the rail freight terminal at Widnes, Garston Docks, the port of Liverpool and Liverpool John Lennon Airport. The site is also near to the access point to the new Mersey Crossing, linking Runcorn and Widnes.

Jonathan Atherton, industrial and logistics director at Savills Manchester, said: “This is a significant development in a region starved of supply.

“With excellent links to transport networks in a strategic North West location, we are already beginning to attract interest from a range of occupiers.”

Jonathan Gardner, head of asset management at Mirastar, said: “We are very excited to be backing this project, which is being delivered to a really high specification and is going to present exceptionally well when completed.

“The interest we have received so far has been very encouraging.”
