Cake maker takes 10-year lease on Heywood warehouse

Joint letting agents Gerald Eve and BC Real Estate have announced an 84,679 sq ft letting to Park Cakes in Heywood, Greater Manchester.

The Oldham-based cake maker has taken the detached warehouse on a 10-year lease at a rental of £5.50 per sq ft.

Gerald Eve and BC Real Estate were instructed to market the property after the previous tenant, Spicers, fell into administration in June 2020. The new facility forms part of Park Cakes’ expansion plans.

Jason Print, Gerald Eve partner, said: “With very few available manufacturing facilities available in the region, we received a high level of interest from the get-go.

“Our client was planning to undertake a full refurbishment, but the fact that occupiers were content to take the space now rather than wait demonstrates the palpable depth in market demand.”

John Barton, director at BC Real Estate, said: “To have instructed solicitors within six months of commencing a full marketing campaign is reflective of the current market, with few facilities available in such an established business location.

“Park Cakes represents an excellent covenant and we are pleased to have supported a British manufacturer in their business growth.”

Located on Pilsworth Road, the property benefits from good communications, approximately 1.5 miles east of junction three of the M66 and 1.2miles north west of junction 19 of the M62.

The unit is located on Heywood Distribution Park immediately opposite, Broadfield Industrial Estate to the east and Hareshill Industrial Park to the south. Surrounding occupiers include businesses including Martin Brower, Yearsley Cold Store, Eddie Stobart, Aramex and Argos.

Park Cakes was unrepresented.
