Housebuilder acquires site to build 23 units as part of £7.3m scheme

The Northwich site

Liverpool-based house-builder Hassett Homes has exchanged on the unconditional acquisition of a 1.73 acre site in Northwich and says it will begin work immediately on seeking a revised planning permission.

The site, on Winnington Avenue, secured outline consent for 33 homes in December 2019. However, managing director Jamie Blennerhassett says the firm’s house types and design philosophy merit a different approach.

He said: “Our customers prefer larger, airy homes on slightly bigger plots and we’ll reflect this in our design strategy for the site. We’re aiming to submit a revised application for 23 homes later this autumn.”

Blennerhassett confirmed that if consent is granted by Cheshire West and Chester Council, site clearance works would commence in the spring.

“The site contains a number of disused joinery workshops and so there’s a need to remove these carefully and thoughtfully. We will liaise with local people and their representatives in the proper manner, of course.”

The scheme will have a gross development value of £7.3m and the firm has retained Jonathan Storey from the Liverpool office of Pegasus to advise on planning. Drome Architects is designing the development, with Elluc the retained engineers. Savills acted as sales agent for the vendor, a private individual. Acquisition funds were provided by Tower Grange Finance.

The deal follows Hassett Homes’ recent announcement of proposals for the regeneration of an historic mansion estate in the Liverpool suburb of West Derby, which was greeted enthusiastically by local heritage campaigners.

The company has completed its public consultation for the 35-home scheme and will shortly submit its planning application to Liverpool City Council.

“The economy has emerged strongly from the pandemic and demand for housing is firm. This latest acquisition allows us to meet local needs and introduce our popular houses to the Northwich market for the first time,” said Jamie Blennerhassett.
