Titanium Park sold for speculative development

Titanium Park, which is the final phase of Burnley Bridge Business Park, has recently been sold by Eshton Group to Monte Blackburn, for an undisclosed sum.

This nine acre site in the prestigious Burnley Bridge Business Park will now be brought forward as a speculative industrial scheme with units available from 14,000 sq ft.

Eshton created Burnley Bridge at junction nine of the M65, from semi-derelict brownfield land, developing the initial 100,000 sq ft speculatively.

More recently, Eshton has concluded transactions with prestigious occupiers such as Exertis, Fagan & Whalley, Birchalls and Townsend Music, amongst others. In total, Eshton has constructed more than 750,000 sq ft on the business park.

Titanium Park represents the final phase in the scheme and has now been sold to Monte Blackburn, which is the developer of Frontier Park Blackburn at junction six of the M65.

Monte propose to be on site in early 2022 with units available for occupation later in the year on a leasehold basis.

Trevor Dawson and Avison Young acted jointly on behalf of Eshton in the disposal of the site and the Burnley office of Trevor Dawson will continue to be retained on behalf of the new owners.

Michael Cavannagh, of Trevor Dawson, said: “This is exciting news for Burnley Bridge and the wider Burnley area. The development at Titanium Park will complete the final phase at Burnley Bridge.

“It is great to see ongoing developer confidence in the area for speculative development. We have advised Eshton on the scheme from its inception and we are now looking forward to advising Monte on Titanium Park to complete Burnley Bridge.’’
