Application in for 130 new Lancashire homes

Developer BXB Thornton, a joint venture between Liverpool-based Promenade Estates and brownfield land specialist BXB, has submitted its planning application for the construction of up to 130 new homes on a site close to Blackpool.

The development, on Fleetwood Road North in Thornton, follows an extensive public consultation.

Almost 1,800 households and businesses surrounding the site behind the popular Iron Horse public house were invited to submit their views on the scheme, leading to several revisions, including a reduction in up to 10 housing units.

Gary Goodman, of BXB Thornton, says the consultation process was “entirely constructive”.

He said: “There were some very useful observations from the public and wider stakeholders and we are focused on delivering positive ecological benefits and good quality open space on the site.”

The proposals include structural landscaping and green infrastructure, alongside the construction of a cycle/footway through the development, which will have two points of vehicular access.

Planning consultant, Peter Tooher, of Nexus Planning, who is advising the developer, says the site has already been allocated for housing by Wyre Council and that discussions with the authority have been helpful in shaping the proposals.

“Officers from Wyre Council and other statutory partners have offered useful guidance and we are confident that the development as proposed will meet local housing needs.

“We have created a wildlife corridor along the banks of Springfield Burn as part of a wider flood management strategy and it provides a pleasing open aspect and amenity for the development,” he added.

The 12-acre site was acquired in February 2021, and the site previously enjoyed consent for a supermarket, permission for which has now lapsed.

Dan Hynd, of Promenade, says the firm’s ‘brownfield first’ strategy remains a key focus, going forward.

“We view the development of brownfield land as a high priority in light of the international goal to protect the climate,” he said.
