Innovation Centre changes hands in deal with Blackburn investor

Evolution Park

EP Properties, the Blackburn-based investor, has acquired the 44,000 sq ft Innovation Centre and Fusion House at Evolution Park, in the town, for an undisclosed sum.

Developed as a landmark regeneration project by St Modwen in 2008, the centre was designed to nurture growing medical, science and technology sector organisations and is currently home to tenants including nuclear engineering firm Assystem and cloud services provider Maintel, as well as NHS Blackburn with Darwen.

EP Properties director, Arif Patel, said: “The Innovation Centre has been central to Blackburn’s growth and regeneration for almost 15 years and it still has an essential role to play in the town’s evolving economic prosperity.

“Although it’s almost fully let there are still some Grade A office space units available, suitable for anyone from start-ups, up to 200-desk corporates.”

EP Properties has a UK portfolio of five million sq ft of office, warehouse and industrial space, mostly located across the North West.

Mr Patel added: “The Innovation Centre and Fusion House at Evolution Park are fantastic additions to our portfolio and we are actively seeking further acquisitions for 2022.”

Manchester-based PK3 Agency acted on behalf of the vendor, Mileway, on the deal, which saw the property sold off market.

PK3 Agency director, James Kinsler, said: “We were able to act swiftly on the sale of this property, which is great asset in an excellent location.”
