New 30,000 sq ft warehouse scheme planned for fire-ravaged site

The proposed Arion scheme

Two years on from a devastating fire at Bolton’s Firwood Industrial Estate, which consumed the former building, Millfield Estates has announced a new 29,956 sq ft industrial/warehouse development will be built on the site.

Millfield Estates will invest a seven-figure sum into the construction of the new property, named Arion, with construction due to start early in the second quarter of 2022.

The building will offer 8m eaves, 300kVA power supply, extensive car parking, four level electrically operated loading doors and offices with LED lighting and double glazed windows.

Bolton-based Millfield Estates aims to have the building completed early in 2023. It is now available either to let or for sale through property agents Lamb & Swift.

Paul Dobson, property director for Millfield Estates, said: “We have been working diligently through the planning process to restore what is an integral part of our extensive Bolton portfolio and are pleased to bring this exciting new development to the market.

“Offering 30,000 sq ft of brand new industrial/warehouse space to a supply-starved occupational market, I have no doubt that there will be much interest surrounding ARION’s construction.

“We look forward to driving the project forward during 2022 as we push towards having the property ready for business next year.”
