Residential scheme approved for key gateway site to city centre

A scheme to replace two semi-derelict pubs with new apartments at a key gateway into Liverpool has been approved.

The development, at the junction of Stanley Road and Boundary Street, will create nine flats as well as ground floor retail space.

The Cornerhouse will be delivered by Liverpool-based Alfa Property Group, whose managing director, Victor Alfa, said: “Stanley Rd was once a thriving high street and is still an important gateway into Liverpool city centre. Whilst the surrounding neighbourhood has benefitted from investment and regeneration, the main road still bears the scars of economic decline, with a number of derelict and vacant sites that are blighting investment and community confidence.

“We see this as a great opportunity to start reviving Stanley Road by bringing back commercial activity and making the most of the site’s location and excellent connectivity to deliver quality residential accommodation.”

He added: “We believe this is a development that will help to kick start investment on Stanley Road and support the regeneration of the wider area.”

The scheme has been designed by Liverpool-based Octo Architects. Lead architect, Lekia Lebari-Orleans, said: “As a prominent corner site at a key junction, the design is intended to express a robust relationship with both Stanley Road and Boundary Street, creating a striking impression both close up and from afar.

“We wanted to create a development that respected the scale of the existing buildings and architecturally provided enough interest and excitement to be a catalyst for future development.”

Alfa Property Group’s profile includes one-off high-end homes, sensitive restoration projects as well as apartment schemes like The Cornerhouse.

Mr Alfa said: “We’re a versatile developer willing to take on different projects and seeing each one as an opportunity to be innovative and original, and we see this as very much the right scheme for this this location.

“I was born and brought up in North Liverpool, so I am very much committed to bringing fresh thinking and quality design to sites like this. It’s not a big project in terms of scale, but I hope it will have a big impact by boosting investment and confidence in this area.”

Alfa Property Group is in the process of discharging planning conditions, and hopes to be on site in the early part of the summer, with the project due for completion before the end of 2023.
