New industrial estate comes to market with offers in excess of £21m invited

A Cheshire industrial estate has come to market with an asking price of more than £21m.

The newly-developed Artis Park, in Winsford, is being offered for sale by B8 Real Estate, on behind of joint venture partners Maple Grove Developments and Kier Property Developments.

It is the first new-build multi-let estate of its size in the region to come on to the market for several years.

Situated on a 6.7-acre site in Winsford Industrial Estate, Artis Park comprises 13 units of almost 124,500 sq ft of floorspace. The first phase, of 10 units, opened in November 2020, while the remaining three units completed in February this year and are already fully let.

Tenants include Toolstation, Screwfix, City Plumbing, British Red Cross, Ross Care and Gemco.

Winsford Industrial Estate is the UK’s first Green Business Park and was also the first estate in the UK to become a Business Improvement District. Artis Park fronts on to the main road through the estate, around a mile from Winsford town centre and within five miles of the M6.

Simon Wood, who heads the investment team at B8 Real Estate, said: “Despite being completed for only a short time, Artis Park has proved very popular with not only trade but also national and regional occupiers.

“Winsford is continually growing in importance as an industrial location and has been attracting a lot of development and investment activity, partly because of the huge lack of supply in surrounding areas but also because of the expanding occupier base within the estate and the wider Cheshire belt.”

He added: “This is a rare opportunity to buy a brand new, high quality North West industrial and trade counter development and we expect it to attract strong interest from investors.”
