Strong interest in speculative Blackburn industrial warehouse units

A CGI of the proposed development

Planning permission has been granted for two speculative industrial warehouses on the Lower Eccleshill Road, Blackburn.

Manchester-based Prime Property Consultancy secured permission and plans to build units of 55,229 sq ft, and 51,000 sq ft, respectively, comprising a traditional steel portal frame and eaves to 12 metres.

Both units will benefit from a 500Kva power supply and low density site coverage which will allow for substantial yard areas and staff car parking.

The property company said completion is expected in the spring of 2023.

Occupier demand for new build manufacturing and warehousing space within Blackburn and the M65 corridor continues unabated, typified by schemes such as Frontier Park which has seen more than 800,000 sq ft let in the past three years.

This latest development is well located within close proximity to junction four of the M65, providing easy access to the M6 and M61 in 10 minutes, and, as such, is already attracting significant interest from both local and regional businesses with the larger unit already under offer.

Prime Property Commercial director, Imran Younus, said: “Our company goes from strength to strength, despite the challenging times.

“This is an excellent location and we are encouraged by the level of enquiries we have received at this stage as the appetite for warehouse space in the North West continues to grow.”

B8RE and BC Real Estate have been appointed as joint marketing agents.
