Planning submitted for huge logistics scheme next to Port Salford freight site

Manchester investment and development company Cole Waterhouse has submitted a detailed planning application for an almost 300,000 sq ft logistics development.

The location is a 15.7-acre site, next to Salford’s AJ Bell Stadium and on the doorstep of the Port Salford freight distribution area, which will become the UK’s first tri-modal inland port facility.

The scheme will comprise two units, each providing 173,179 sq ft and 126,555 sq ft logistics space and will be delivered by the third quarter of 2023.

The announcement comes after Cole Waterhouse exchanged to purchase the site last month from CosCos, the joint venture company between Salford City Council and Peel Land and Property.

The site, which is bounded by the Manchester Ship Canal to the south, the AJ Bell Stadium to the west and the M60 Manchester Outer Ring Road Barton Bridge to the east, forms part of the wider Salford City Stadium development masterplan and Greater Manchester Western Gateway.

The Greater Manchester Western Gateway is a strategic growth location and is expected to deliver more than £2.5bn investment and in excess of 25,000 new jobs over the next 25 years. The construction is projected to provide more than 500 jobs with employment for 684 people when the site is operational.

George Smith, planning manager at Cole Waterhouse, said: “This superb site sits in a prime location, very close to the port of Salford and is an important element in Salford’s wider ambitions to deliver the UK’s first tri-modal inland port.

“It has huge potential and demand is high for quality sustainable logistics space, in the right location and we are pleased to have been able to submit planning so quickly after exchanging on the land.”

The site is accessed from Salford Western Gateway, with easy access to the M60 at J11.

The project team includes C4 Projects carrying out architectural services, Henry Riley as project manager, Sixteen Real Estate and DTRE as letting agents and Metis Real Estate as capital markets advisor.
