Trio of lettings confirmed at recently refurbished Calico offices

Calico Building

A trio of lettings has been announced at the 16,359 sq ft Calico office scheme, on Mosley Street, Manchester.

Edwards & Co completed the deals at Bluefig Investments’ recently refurbished property.

Tech recruitment consultants Fairmont Recruitment, international creative agency The Production Factory and independent workplace consultancy AXI have each leased a floor at the building, leaving just over 7,000 sq ft available across the remaining three floors.

Combining townhouse elegance, industrial character and contemporary design, Calico was originally built as a textile warehouse and previously occupied by language school Berlitz.

The project team, including Hawkins Brown Architects and design consultants Sheila Bird Studio, undertook an extensive redevelopment programme to reposition the building, which reached practical completion earlier this year.

The works comprised a full internal renovation and a two-storey extension with communal roof garden.

Freddie Evans, managing director of AXI Studio, said: “The unique design and elegant townhouse style of Calico reflects the image that we, as an architectural practice, want to convey to our clients. We have plans to continue to grow over the coming years and Calico offers us the flexibility to do that.”

Andrew Timms, of Edwards & Co, said: “Calico sets new standards for this thriving business district of Manchester, not only due to its exceptional modern workspace, but also its strategic location close to St Peter’s Square, a key gateway to the city centre and a tram stop immediately on its doorstep.’’

OBI is joint agent on the building with Edwards & Co. Level Workspace advised Fairmont Recruitment. AXI and The Production Factory were unrepresented.
