Work has completed on a £53m waterside residential scheme in Salford.

Manchester-based ForLiving developed the Dock 5 scheme which comprises a 394-home co-living community in the riverside suburb of Ordsall.

It is one of the largest private rented schemes in the North West, with the final 121 apartments and townhouses now coming to market.

The scheme, which is made up of three blocks ranging from four to eight storeys on a 2.8-acre site on Ordsall Lane, has been completed on time and on budget, despite the various logistical and supply chain challenges faced during the pandemic.

The apartments vary in size from 35 sq m to 99 sq m, with prices ranging from £850 for a one-bedroom to £1,100 for a two-bedroom apartment.

The final phase of the development includes luxury facilities including a private cinema room and state-of-the-art gym.

Mark Edwards, strategic lead at ForLiving, said: “Demand for quality homes at rents people can afford in Salford and Manchester has exploded in the past five years, so we knew how important it was to stay on track.

“The past two years have presented lots of challenges for the construction industry, with supply chains and labour all being impacted.

“But we chose to push on with Dock 5, finding ways to work around potential problems and hiring local people wherever possible.”

Dock 5 is just 10 minutes from MediaCityUK or a short walk or cycle ride down the river from Manchester city centre.

Mark added: “We’re so proud to be opening the final phase of Dock 5 on schedule, helping provide much needed affordable homes and regenerate Ordsall.

“The first two phase of the scheme sold out in a matter of weeks, and we know that the cinema room and gym will be popular features in the final phase.”

ForLiving is committed to investing in Salford. Any profits from Dock 5 will be reinvested into the local community, with fighting homelessness being a key priority for the group.
