Refurbishment set to commence at key Liverpool business district site

The Liverpool Office Agency team at real estate advisor, CBRE, has been appointed as sole agents on 1 St Paul’s Square in Liverpool, acting for development managers, Valeo Capital, ahead of major refurbishment plans.

The building is set for a key repositioning to include mixed-use at ground floor level and circa 50,000 sq ft of Grade A contemporary office space. Works will commence this month.

The project will include a complete repositioning of the building with full refurbishment of the central atria to provide a new reception, seating area and booths for social or informal meetings and will feature oak finishes and living walls.

A new, state-of-the-art cycle storage facility will be created with an abundance of cycle racks and lockers and drying lockers, accessed via Old Hall Street. High quality modern toilets and shower room facilities will also be delivered at ground floor level.

The site is an eight-storey building which incorporates imaginative architectural finishes and considered sustainability.

Accommodation is available from circa 2,000-8,321 sq ft at ground floor level for E Class uses, while there is approximately 50,000 sq ft of Grade A office space available on three upper floors in suites from around 6,000 sq ft – 16,964 sq ft of that space is currently under offer.

St Paul’s Square, which is now widely recognised as the new central business district in Liverpool, has recently undergone redevelopment works by English Cities Fund.

Attracting many high profile professional services companies, it is home to a significant number of Liverpool’s principle law firms, including Hill Dickinson, Weightmans and DWF, as well as financial occupiers such as Santander and Investec.

The Square is well positioned to capitalise on the eclectic mix of F&B, leisure, retail and wellness facilities available combined with its public transport connectivity.

Merseyrail provides links to Wirral, Chester, Southport and beyond, while Lime Street mainline railway station offers hourly commutes to London Euston and other national rail network connections. Manchester’s Victoria Station is a short journey away.
