Work has finished on a speculative scheme at Deeside Industrial Park.

McLaren Construction has reached practical completion on the 102,967 sq ft scheme at Zone 2 of the park.

The development, designed by Fletcher-Rae Architects and project managed by Workman, comprises two state-of-the art industrial/distribution units built to net zero carbon targets, with a BREEAM Very Good rating.

DEESIDE63, extends to 63,205 sq ft and sits on a 3.55-acre plot with a clear working height of 12m, while DEESIDE40 comprises 39,762 sq ft on 2.09 acres, with a clear working height of 10m.

Both provide secure self-contained sites with dock and level access loading and concrete surfaced service yards with minimum 40/45m yard depths.

The project has exemplary green credentials, including an EPC rating of ‘A+’, a BREEAM Very Good rating, a photo voltaic array to achieve Net Zero Carbon performance at end use and Electric Vehicle charging points.

Legat Owen and B8 Real Estate are joint agents for the scheme.

Mark Diaper, director at Legat Owen, said: “We have advised on Zone 2, Deeside Industrial Park for the past three decades and have subsequently accrued an intrinsic knowledge of the business economy here, having secured many of the lettings.

“These buildings respond to the increasing demand from occupiers for better performing buildings in sustainability terms, while continuing to offer the same locational advantages as neighbouring sites, along with a high specification.

“ESG has never been more important to occupiers, and DEESIDE40 and DEESIDE63 will certainly meet that need.”

Joel Casstles, project manager at McLaren Construction, said: “Our team specialises in the construction of cutting-edge industrial facilities, and we’re delighted to reach PC here at Deeside.”
