‘Oven-ready’ 45-acre industrial site comes to market

A 45-acre consented prime industrial site in Wigan has come to market.

Property consultancy Gerald Eve is marketing Meridian 6 on behalf of Manchester-based property company, Glenbrook.

The ‘oven-ready’ site offers both purchasers and occupiers a shortened development period and initial infrastructure can be implemented from the point of acquisition.

Located in a well-established industrial location with a manufacturing and logistics-focused workforce within its catchment area, Meridian 6 has the benefit of outline planning consent in place for 625,000 sq ft of new industrial accommodation with detailed planning consent for means of access, as well as a signed Section 106 Agreement.

All mains services, including a 4 MVA power, have been secured and up to 23 MVA power is available if required.

Glenbrook has implemented a number of sustainable elements into the scheme’s design to promote low carbon development and to ensure it supports the social wellbeing of the community, while also providing growth and economic prospects for the local area.

Meridian 6 is next to South Lancs Industrial Estate and is located within two miles of M6 J24 and 2.4miles of M6 J23/A580.

Two years ago Glenbrook submitted plans for a £70m employment park which had the potential to create up to 1,200 jobs at the Merdian 6 site.

The proposals included 625,000 sq ft of new industrial space to meet the significant regional demand from small to medium-sized businesses, while having the flexibility to react to market need should larger requirements prevail.
