Plans submitted for eight-storey life science building

Design for the life sciences building project

Dutch company, Kadans Science Partner, has submitted a detailed planning application for a state-of-the-art life science building at Upper Brook Street in Manchester.

Working with a consortium of partners, this significant development forms a key part of the transformative vision to deliver an exemplary new neighbourhood for the city.

The building consists of an expansive ground floor, plus seven upper floors.

The lower portion of the building is oriented around a central atrium to provide informal break out zones and promote interdisciplinary collaboration.

Through considered space planning, the floors are designed to accommodate a range of tenant sizes and sectors setting the foundation for a knowledge-intensive ecosystem.

Located next to the Oxford Road Corridor and opposite university facilities including The Henry Royce Institute, The Alan Turing Institute and The National Graphene Institute, Upper Brook Street is already in an unparalleled cluster for innovation.

The addition of a new science-focused commercial space will bring new collaborators to the area providing jobs and opportunities.

Working from the inside out, the specification of the building drives well serviced, adaptable floorplates to accommodate the ever-changing scientific landscape.

Each floor is designed with uniform slab performance and serviced by robust dedicated landlord and tenant risers to provide maximum flexibility.

Combined with striking architecture, both externally and internally, the building is aimed at becoming a step-change destination for research and development in Manchester.

Opening up the ground floor with forum seating, a public café and a start-up incubator space puts ‘the science on show’, removing the barriers and creating a sense of arrival.

Will Fogden, senior development manager, Kadans Science Partner, said: “It’s an exciting milestone that the application is validated.

“The Manchester science & technology market continues to grow substantially, and we look forward to showcasing our vision which will be a benchmark for much needed technical real estate.”
