Heaton Group unveils masterplan for multimillion-pound Eckersley Mills scheme

A masterplan for the 17-acre Eckersley Mills scheme in Wigan has been revealed by regeneration specialist, The Heaton Group.

The project, which was previously estimated at £200m but now cost at £180m, will breathe new life into the long neglected area, centred around the refurbishment of two iconic Victorian cotton mills.

Wigan-based Heaton Group says the result will be a thoughtfully designed complex that caters to the needs of the 21st century, encompassing work, leisure, and living spaces.

The site will be a blend of various functions, including 817 residential units, a 120-bedroom hotel, offices, a food hall, restaurants, and a gym. With this mix of offerings, the project aims to create a thriving and vibrant community.

As the project moves forward, it promises to bring positive changes and a fresh sense of vitality to the region. The transformation of Eckersley Mills is set to be a significant milestone in the area’s development, benefiting both residents and visitors alike.

The Heaton Group, which bought the site in 2021, already had plans granted for the multimillion-pound restoration of two Grade II-listed mills – Mill 1 and Mill 3 – at Eckersley Mills

Mill 1 will be sensitively converted into a food hall and offices. The ground floor will be converted into a 22,000 sq ft food hall, featuring a series of individual stalls, and a micro-brewery. The upper three floors will be used for offices, including the Heaton Group’s headquarters. The proposal to convert Mill 3 into 137 apartments has also been approved by Wigan Council.

Managing director. John Heaton, said: “This is a big moment for us and for the town. We have spent nearly five years putting together a very exciting and ambitious plan.

“We’ve spoken to residents and key stakeholders from the council, Homes England and Historic England and the local MP to explain our thoughts and take in their comments and feedback.

“For us as a Wigan-based business we know that this site has been neglected for far too long and our plans will bring new life to an important site.

“They will provide significant benefits for the whole town, providing high quality facilities everyone will be able to enjoy.”

The Heaton Group been working with a team of professionals to support its plans, including architects Fletcher Rae and planning consultant Paul Butler Associates.
