Refurbished Chapel Walks attracts three new office lettings

Three new tenants have agreed lettings at 10 Chapel Walks in the heart of Manchester.

Chartered Surveyors and property consultants, Graham + Sibbald, social work agency, Portman Recruitment, and insurance wholesaler, Burns & Wilcox, are the latest tenants to ink leasing deals at the eight-storey 55,000 sq ft building located in Manchester city centre.

To accommodate the firm’s expansion, Graham + Sibbald has agreed 2,438 sq ft of space on the third floor of the building, Burns & Wilcox has taken 1,980 sq ft on the first floor, and Portman Recruitment will occupy 1,205 sq ft.

Earlier this year, Amicus Recruitment, which has bases in the UK, USA, and Germany, announced its relocation to the building, as well as Thompson solicitors who relocated from Pearl Assurance House.

The building is located on Cross Street, opposite St Ann’s Street, with frontages to Cheapside and Chapel Walks in the city’s central business district, surrounded by restaurants and retailers.

Formerly known as the Observatory, the building was acquired by Sweden-based real estate firm, Artmax, for £20m from the Universities Superannuation Scheme in 2018.
The landlord carried out a complete overhaul of the building in 2019, which included a new reception area, the installation of showers and a basement bike store, and remodelled workspace.

More recently, the first floor of the building was split into smaller suites, which have been fitted out and furnished ready for tenant occupation.

Real estate services firms, Cushman & Wakefield, and OBI Property, jointly advised Artmax on the lettings.

Savills and Knights solicitors acted on behalf of Burns & Wilcox.

Harry Skinner, associate in Cushman & Wakefield’s Offices team in Manchester, said: “The extensive redevelopment work Artmax has undertaken in recent years has injected life back into the building, transforming it into an incredibly attractive prospect for occupiers looking for Grade A space in a prime central location.”

The building has 11,000 sq ft remaining. Quoting rents for fitted out space are £35 per square foot.
