Four new tenants move down Walkden way

A flurry of deals at Oakhill Trading Estate in Walkden, Greater Manchester have seen four new tenants take up a total of 75,000 sq ft.

The four lettings have hit a new headline rent of £10.00 per sq ft achieved, following a comprehensive refurbishment programme that has significantly improved the ESG credentials of the estate.

The 45 unit estate on Devonshire Road, forms part of the Black Rock Industrial Trust and is asset managed by Peloton Real Estate.

Bradley Norton, senior surveyor at Knight Frank, Manchester, who brokered the deals, said: “Headline rents on the estate have been able to push on so rapidly due to Peloton’s market leading comprehensive refurbishment programme. Tenants at all levels want high quality, energy efficient space and the demand has driven values with a range of high quality occupiers taking units.”

New occupiers include: traffic management company, TLS; the Window Supply Company; and WB Power Services, a generator hire operator.

Norton added: “The refurbishment programme will continue this coming quarter with seven more units ranging in size from 4,811 sq ft to 11,226 sq ft, due to be completed.

“The extensive programme of works at Oakhill has been transformational and the estate now offers some of the highest quality trading space within the region in an easily accessible location.”
