Council’s housing developer seals third development, creating 63 new homes

Ground breaking at Molyneux Gardens

Sefton Council’s arm’s length housing development firm, Sandway Homes, has sealed a deal with Bolton-based Challenger Building Services to build its next scheme at Molyneux Gardens in Netherton.

Molyneux Gardens is the third development for Sandway Homes and takes its name from a famous Sefton family buried in the nearby St Helen’s Church in Sefton Village.

Sandway has already delivered 78 homes across its first two developments. Its Sandy Brook development in Ainsdale and Hey Farm Gardens in Crossens are virtually sold with only a few plots still available.

More than 60 new homes will be created by the Molyneux Gardens scheme, including 45 two-, three- and four-bed new build homes for sale.

Also being built are 18 one- and two- bed apartments within two apartment blocks which will provide Sefton Council with its first new housing stock since 2006.

Challenger Building Services has worked with a range of partners to deliver a range of project including residential developments like Molyneux Gardens, as well as shared ownership, apartments and supported living schemes.

Molyneux Gardens has been made possible with Brownfield Funding from Liverpool City Combined Authority.

Lin Powell, Sandway’s managing director, said: “This scheme is an excellent example of successful partnership working that will see us deliver Sefton Council with its first council homes in 18 years plus a range high quality two-, three- and four- bedroom houses for outright sale.”

The development is located on the edge of Netherton, nestled close to Sefton Village and offers semi-rural living with views towards Jubilee Woods, Roughlys Wood and Broom’s Cross. The first homes will be released early 2025.

Challenger Building Services managing director, Richard Hutchinson, said: “It’s great to see brownfield sites like this coming through the planning process successfully and to be involved in delivering these 18 new landmark properties for Sefton Council.”

High efficiency boilers and heating systems and energy-efficient designs with high thermal efficiency values to reduce heat loss are among the measures that will help reduce the Buckley Hill Lane site’s carbon footprint and offset its impact on climate change.

Each of the new properties and apartment blocks at the Buckley Hill development will have electric vehicle charging points. Ground floor apartments will also be built to meet national accessibility and adaptability standards.
