Only two units remain at Mersey development following latest lettings

Two new occupiers have taken a total of 27,669 sq ft between them at the Mersey Reach site in Aintree, Liverpool.

Northwood Urban Logistics has welcomed Applied Medical UK, a global leader in the medical device industry, which has taken Units 7C, 8A, and 8B, totalling 18,687 sq ft.

REPI (UK), a company specialising in manufacturing and supplying dyes and additives for the plastics industry, will occupy Unit 6D, measuring 8,982 sq ft.

Located on Dunnings Bridge Road, Mersey Reach offers easy access to the entire North West region, with the M57/M58 located just one mile to the north. Additionally, the Liverpool2 deep-water port is situated only 3.5 miles away.

These recent lettings leave just two new build units remaining on the scheme, measuring 4,203 and 4,047 sq ft, respectively.

The units can be combined to offer 8,250 sq ft. Each unit has a generous 8.4-metre clear internal height, partially glazed frontages, and electric roller shutter doors.

Mersey Reach said one of its distinguishing features is its commitment to environmental sustainability. The development utilises the latest eco-friendly technologies to minimise occupancy costs.

Measures include a low air permeability design, high performance insulated cladding and roofing materials, Electric Vehicle (EV) chargers, and 15% warehouse roof lights to maximize natural lighting.

JLL and B8RE are the joint letting agents on Mersey Reach, acting on behalf of the landlord, Northwood Investors. JLL negotiated the deal to Applied Medical, which was represented by Avison Young. B8RE, negotiated the deal to REPI which was unrepresented.

Richard Johnson, Director-UK Industrial & Logistics at JLL, said: “We are pleased to have let three units to Applied Medical UK at Mersey Reach on a 10-year lease and a further unit to REPI (UK) on a five-year lease.

“The high specification new build units and prime Liverpool location made them well suited for their medical business, which is expanding and relocating from Knowsley.”

Thomas Marriott, Associate at B8RE, said: “The two most recent lettings at Mersey Reach demonstrate the strong levels of occupier demand for MLI (multi-let industrial) accommodation that we are still finding in the North West, despite economic uncertainty.

“As shown in our B8 Real Estate Market update on North West Industrial & Logistics, take up of new build units under 15,000 sq ft accounted for the majority of transactions in 2023 for new build units below 90,000 sq ft, for a second consecutive year (25 transactions or 51%).”
