Warehouse facility planned for brownfield site following £1m land disposal

Hutchinson Works site

Bolton-based commercial property investor, Millfield Estates, has sold a former brownfield site for development as a warehousing facility in a £1m deal.

The land is the site of Hutchinson Works on Firwood Industrial Estate, Bolton.

It comprises almost three acres, and was sold to Bolton’s Saraco Industries as a brownfield development opportunity following a fire that led to the destruction of the previous building.

Saraco Industries envisions utilising the land to construct a 30,000 sq ft warehouse facility which will lead to new local job opportunities.

The site occupies a semi-rural position offering a positive environment for industrial operations.

Situated approximately 2.5 miles north east of Bolton town centre, it enjoys convenient access to the motorway network via the A666, ensuring seamless connectivity.

Paul Dobson, property director, Millfield Estates, said: “This transaction reflects our desire to ensure the continued occupation of a vital site here in Bolton, facilitating strategic investment and supporting the local community’s economic growth.

“At Millfield Estates we believe that Saraco Industries’ vision aligns with the potential of this prime industrial space.

“We extend our best wishes to Saraco Industries as it embarks on its journey to bring new life to this space, creating jobs and contributing to the flourishing industrial landscape in Bolton and the surrounding region.”

Millfield Estates was represented in the sale by specialist property consultants Lamb & Swift.
