Contracts have been exchanged on the development of 83 one- and two-bedroom homes at Trafford Waters, in TraffordCity.

London-based housing association L&Q has signed a design and build contract with Rowlinson to construct the scheme.

The new contract follows on from Rowlinson successfully completing the foundation works in readiness for L&Q’s affordable homes as well as the construction firm working on Montpelier Estates’ neighbouring elderly living and care scheme also at Trafford Waters.

The apartments will be centred around two blocks – all will have balconies and will be available on a rent-to-buy tenure. They are expected to be completed by the end of 2025.

The homes are the first phase of 350 properties being built as part of waterside regeneration specialists Peel Waters’ Trafford Waters neighbourhood, which will be a mixed-use sustainable development, creating 3,000 homes, amenity space, a hotel and offices in the area.

The development is estimated to create a significant number of jobs and is to include a new primary school plus 20 acres of open spaces for residents, employees and visitors to live, work and play.

Ben Townsend, New Business Director for the North West at L&Q, said: “This is an important development for Trafford and for L&Q, as it will bring 100% affordable homes to the area as part of L&Q’s ambitious growth plans. We are looking forward to working closely with Rowlinson, Peel Waters, Trafford Council and Homes England to deliver it.”

David Chilton, Managing Director at Rowlinson, said: “TraffordCity is a game-changing development.

“Within it, Trafford Waters is offering a variety of homes to meet diverse needs, starting with these 83 affordable apartments. In collaboration with the project partners and wider stakeholders we’re eager to progress the construction, seeing the vision for these new homes become a reality.”

James Whittaker, Executive Director at Peel Waters, said: “Trafford Waters at TraffordCity will be a neighbourhood which offers something for everyone. The creation of this new, sustainable and inclusive district brings with it new opportunities for our community including new jobs, apprenticeships and places to work, new green spaces to enjoy and new homes offering a mix of tenures to suit a variety of housing needs.”

John Bowker, Chair of social housing development consortium JV North, said: “Our £560m framework plays a pivotal role helping consortium members procure the best contractors and consultants quickly to deliver schemes that help address the housing shortage.

“L&Q (through Trafford Housing Trust) is a founding member of JV North and Rowlinson is a long-standing member of the framework, so it is really pleasing both are working together on a fantastic development like Trafford Waters.”
