Chorley regeneration helps attract global company to new office scheme

Buckshaw Parkway

Orbit Developments has unveiled the first of five planned three-storey Grade A office buildings in Buckshaw Parkway, Chorley.

It lies in the heart of new regeneration work ongoing in the town, including a £15m investment on the development of a vibrant retail destination in the town centre and a £40m regeneration proposal in the pipeline.

Buckshaw Village, one of the most ambitious mixed-use projects in the North West, encompasses more than 2,000 new homes with retail outlets, leisure amenities, sporting facilities, as well as pubs, restaurants, a school, and a health centre with ample employment opportunities.

Already, Orbit’s prime office space has been leased to French healthcare company Cegedim, which has taken 11,281 sq ft comprising the top floor and part first floor, with significant interest from two other companies in the remaining space. This has now prompted building works to start on a second building.

Tristan De Foucher, MD European Operations at Cegedim, said: “We are thrilled to be part of Chorley’s vibrant business landscape with our new offices at Buckshaw Parkway. The strategic location, excellent connectivity, and progressive development approach align perfectly with our company requirements.

“The move to Chorley also matches our willingness to offer a modern workplace that our colleagues will be proud of and happy to work from. We look forward to contributing to the local community and building a successful future in Chorley.”

One of the key factors driving companies like Cegedim to choose Buckshaw Parkway is its connectivity. As well as being ideally located just a few minutes’ drive from the M6 (junction 28) and M60 (junction eight), it is situated next to the new railway station, so Buckshaw Parkway offers a convenient transportation hub for businesses.

In the case of Cegedim, staff can fly in from their headquarters in France to Manchester Airport and then hop on a train to reach Buckshaw.

Orbit Developments’ Managing Director, Tony Jones, said: “Just as the building is completed, the arrival of Cedegim to Buckshaw Parkway marks a significant milestone. I’m sure this will act as a catalyst for further innovative companies to choose Buckshaw Parkway. Work has already commenced on the second building. We look forward to the continuing success of the development.”

The office building at Buckshaw Parkway boasts an impressive Energy Performance Certificate (EPC) rating, aligning with Buckshaw Village’s commitment to sustainable development. This focus on sustainability reflects the broader ethos of the area, which aims to create a thriving and eco-conscious community with tree-lined avenues and parks with cycle lanes.

Joe Weilding, Director in Building Consultancy at OBI Property, said: “OBI was pleased to provide Cegedim with multi-disciplinary property consultancy services in relation to the acquisition and relocation to their new office. Having negotiated the new lease at Buckshaw Parkway, OBI has gone on to design the new and exciting workspace, and has recently project managed the delivery of the fit-out onsite.”
