Manufacturer signs up for five-year lease at Cheshire office development

A new five-year lease has been agreed for 6,806 sq ft of office space at Element, in Birchwood, by Glen Dimplex Home Appliances.
The deal was secured by Savills, on behalf of Bridge Properties.
Glen Dimplex had a factory, in Stoney Lane, Whiston, where it made a range of different home appliances. Its products are now sourced from manufacturers in China, Italy, Slovenia, and Turkey.
The business is a privately-owned UK manufacturer made up of international cooking and refrigeration brands including Morphy Richards, Belling and New World.
Element provides 39,707 sq ft of office space with suites ranging in size between 2,088 sq ft and 14,068.
The property benefits from a new entrance to the ground floor, a luxury business lounge and licensed cafe with outdoor terrace as well as an on-site gym.
Externally, there is cycle storage, parking spaces, EV charging points and landscaped outdoor space.
Element is prominently located in Birchwood, with excellent transport links to the M62 and M6.
Birchwood train station is a few minutes away, surrounded by a wealth of amenities.
This latest deal follows the recent letting to RPS earlier this year, and as a result there is 22,956 sq ft available to let at a starting quoting rent of £21 psf.
Daniel Barnes, director, office agency, Savills Manchester, said: “Element has been completely remodelled, raising the bar for office accommodation not only in Birchwood, but the whole of the out of town office market.
“The on-site amenity is excellent which has resulted in us securing substantial occupiers such as Glen Dimplex Home Appliances.
“The scheme is well-connected and well placed for a number of businesses, being minutes away from the wider road network.”
Canning O’Neill are joint leasing agents.
