Plans for 80-bed hotel opposite new Everton stadium slated for approval

Plans for a new 80-bedroom hotel on the doorstep of Everton FC’s new Bramley-Moore Dock stadium are slated for approval at next Tuesday’s (October 22) Liverpool City Council Planning Committee.
The scheme, proposed by applicant Rohan Hughes and supported by agent, Liverpool-based Atelier 2 Architecture, is on land bounded by Regent Road, Fulton Street and Blackstone Street in the Kirkdale ward, and directly opposite the £760m 52,888-seat stadium set to open for the 2025-26 football season.
The club is also aiming to stage major concerts and events at the stadium, which would support nearby leisure and hospitality ventures.
The site of the proposed hotel includes a Grade II-listed building in the form of a former mill, on Fulton Street.
The immediate area next to the vacant land, consists of a parade of former three-storey warehouse buildings.
The application proposes to erect a five-storey hotel, linked to the conversion of the listed building.
There would be a total of 32 bedrooms within the conversion of the listed building and 48 bedrooms within the new build element.
The scheme would include a basement spa, reception, treatment rooms, changing facilities and wc’s. A restaurant and bar are also proposed as part of the design.

Planning officers have recommended approval for the scheme.
Notes to the planning documents say: “The redevelopment of this site is supported in principle by national and local policy, in that it would be located within a mixed-use area within an area which is currently being regenerated.
“The scale, massing and height of the development is appropriate to the local context and, therefore, acceptable.
“The proposed materiality is deemed to be appropriate in this location.”
They add: “The proposal would bring a listed building back into a long term viable use and secure its future.
“The proposed development would support the regeneration of the Ten Streets area and have a positive impact on the wider area.
“In conclusion, it is considered that the proposal offers a high quality hotel scheme that would lead to the redevelopment of a brownfield site, improving the built environment, together with the re-use of a listed building and as such would be a regeneration to the local area.”
