FIREM acquisition expands presence at key industrial estate to 3.1 million sq ft

Bedwell Park site

FI Real Estate Management (FIREM), the Chorley-based commercial property and asset management group, has acquired a 268,000 sq ft site at Wrexham Industrial Estate from plastics manufacturing giant Mainetti.

The site, which spans a total of 30 acres and has been renamed Bedwell Park, has a long history, having previously been the UK and Ireland distribution centre for Tetra Pak from the 1970s until 2013, and sits opposite the existing F Lloyd Penley warehouse facility.

Its acquisition by FIREM is part of the firm’s plans for continued expansion in Wrexham Industrial Estate, the second largest business park in the UK, which it has had operations in since 2006 and has invested more than £132m into during that time.

With two new flagship schemes – Wrexham 1M and Wrexham 152 – also now in construction, delivering a combined 1,152,000 sq ft of state-of-the-art industrial and logistics space on the estate, FIREM’s acquisition of the former Tetra Pak site takes its total footprint in Wrexham Industrial Estate to 3.1 million sq ft.

Over the next 10 years, FIREM will be generating an estimated £1.2bn in economic value in Wrexham, driven by the ongoing development of Wrexham Industrial Estate, and the announcement earlier this year of an Advanced Manufacturing Investment Zone designation for Flintshire and Wrexham that looks set to drive forward the economic growth of the region.

Bedwell Park benefits from a 7,500KVA power supply, uncommon for most industrial facilities in the vicinity, and is fully fitted out and ready for occupation by a business looking to either establish or expand its presence in the region.

FIREM is also continuing to invest in the site by creating a 24-hour HGV parking facility.

Tim Knowles, founder and Managing Director of FI Real Estate Management, said: “Bringing the former Tetra Pak site into our portfolio and back to its former glory is a significant milestone in our ongoing commitment to Wrexham Industrial Estate.

“It’s a site that’s brimming with potential for businesses seeking a new headquarters – with high quality space, on-site warehousing, and a substantial power supply and infrastructure in place.”

He added: “Our historic and continued investment in Wrexham reflects our confidence in the area’s growth and its role as a key industrial hub in Wales and the UK.

“With the addition of this site, we are not only expanding our footprint but also strengthening the future economic prospects of the region.

“Looking ahead, we are excited to continue growing our presence here, creating the right conditions for businesses to thrive.

“Our goal is to provide flexible, modern spaces that enable companies to expand and succeed, and with new developments in progress, we are positioning the estate as a prime destination for industrial and logistics operations in the UK.”
