Manchester-based regeneration company Urban Splash has secured 6,168 sq ft of new commercial deals in Liverpool in the past quarter, while unveiling a pioneering new show office, designed as a ‘blueprint for the future of work.’

The deals include Vanilla Factory, Tea Factory, and Mersey House at the Matchworks in South Liverpool.

They come as Urban Splash reinvests in the Vanilla Factory on Bold Street in the Ropewalks area of the city.

Designed by Liverpool-based architects shedkm, Urban Splash has this month created new areas to meet the needs of modern businesses, with a new show office providing occupiers with a toolkit for the workplaces of tomorrow, and demonstrating how thoughtful furniture and design can support modern working practices.

The design features various zones to accommodate different types of work: sofa areas for informal meetings, collaborative tables, and traditional desks, all softened with creative storage solutions, dimmed lighting, and home comforts.

Abigail Carpe of a-nd, who was commissioned to design the space, said: “Our aim was to create a space that combines the best of domestic and hospitality-inspired design.

“This is a blueprint for how workspaces will evolve in the coming years. It’s not just about aesthetics but about creating adaptable, sustainable spaces where people genuinely enjoy working.”

In addition to the design revamp, Urban Splash has upgraded the infrastructure at Vanilla Factory with high-speed broadband from local provider Baltic Broadband, offering tenants speeds of up to 40Gbps.

The new workspace is available at an inclusive rent of £24.50 per sq ft, which covers furnishings and service charges, with flexible lease options available and access to an onsite team to support occupiers.

Emma Gardiner, Head of Commercial Property at Urban Splash, said: “Liverpool is where our business began, so it’s especially rewarding to continue investing in the city and its surrounding areas.

“We’re committed to creating spaces where businesses of all sizes can thrive, and these latest deals, alongside our ongoing investment and innovative approach to workspaces, are a testament to that commitment.”
