£100m residential and commercial scheme unveiled on former Tannery site

Liverpool-based Legacie and Nexus Residential have unveiled plans for a £100m mixed-use development in the city.

It follows the acquisition of land on Scotland Road which will breathe new life into the former Tannery site, with the launch of Soapworks, aimed at transforming the area into a vibrant new destination.

The scheme will feature a blend of residential apartments, private amenities, and commercial spaces, adding to the regeneration of the emerging Northern Quarter.

The development, which will be built by Legacie’s construction arm, will include 381 high quality apartments, offering a mix of one-, two-, and three-bedroom homes across multiple residential buildings.

Soapworks will also boast a state-of-the-art gym, a spa, a coffee shop, and dedicated relaxation zones.

There are also plans to upgrade the existing car park with EV charging stations, making it greener and more sustainable.

Legacie CEO, John Morley, said: “Soapworks represents a major step forward in Liverpool’s regeneration.

“This project will not only deliver much needed housing but will also be a vibrant hub with world class amenities. We’re creating a space where residents can live, work, and thrive, while supporting Liverpool’s long term growth and economic development.”

He added: “We are also looking forward to working with Liverpool City Council again. At its most recent developer forum, this part of the city centre was identified as having the potential to be a massive driver of investment. 

“Soapworks takes us to over 1,000 units on site in the Leeds Street corridor.”

Soapworks is expected to generate more than 200 jobs during construction, alongside a range of ongoing roles in retail, leisure, and site management.

Meanwhile international sales agency, RWinvest, will oversee the off-plan sales of the development, building on its success with nearby projects. 

The Soapworks acquisition follows in the footsteps of The Gateway, another successful development by Legacie and Nexus, and together these projects are reshaping the Leeds Street area, creating high quality housing and commercial space for residents to enjoy.
