New warehouse facility at former printworks site reaches completion

DTZ Investors has confirmed the formal practical completion of a newly-constructed Grade A warehouse/industrial facility at Trafford150, Trafford Park.
Working alongside development partners Graftongate and local contractor, Russell WHBO, the 150,000 sq ft unit has been completed with an environmentally-conscious design at its heart including 17,000 sq ft of PV panels on the roof generating 300,000 kwh/annum of power, bike storage facilities together with showers and lockers, 14 EV individual vehicle charging stations with capacity for a further 28 and a rainwater harvesting tank.
All of these features will support an occupier with their sustainability targets and reduce long-term energy costs.
The unit is all-electric, with net zero regulated energy use that has secured an EPC A+ (-7) rating. Embodied carbon has been measured, reduced and mitigated in line with DTZI’s net zero carbon framework which will see the unit awarded a BREEAM ‘Excellent’ rating.
The unit will have access to a 1MVA of sustainable power supply in addition to the power generated by the solar photovoltaic cells.
Trafford150 is located on Longbridge Road, off Ashburton Road West, less than four miles from Manchester city centre.
Strategically located close to junction nine and 10 of the M60 and junction two of the M602. The unit stands in good company with neighbouring occupiers including Amazon, Kellogg’s, L’Oréal, DHL, Stobart and Adidas.
Elliot Herbertson, Fund Manager at DTZ Investors, said: “Trafford Park is the North West’s leading strategic urban industrial location, directly servicing Greater Manchester and the wider North West market.
“Trafford 150 represents the DTZI’s ongoing commitment of delivering best-in-class industrial and logistics space that meets sustainability targets in key national markets across the UK.”
Jonathan Rhodes, Russell WBHO’s Project Director, said: “Delivered within 12 months, Trafford 150 adds to our extensive industrial portfolio.
“We carried out complex ground remediation and stabilisation works prior to starting the build with construction methods aligned to the client’s sustainability aims. The responsible sourcing of materials and minimising waste were both priorities throughout.”
Agents for Trafford Park are BNP Paribas Real Estate, Savills and JLL.
Lolo Morgan at BNP Paribas Real Estate, said: “Trafford Park is the North West’s prime urban industrial location, demonstrated by the countless pedigree occupiers located across the park. Trafford 150 offers the only Grade A unit over 100,000 sq ft currently available for immediate occupation on the park.”
Richard Johnson, Industrial and Logistics Director at JLL, said: “You only have to look at the occupiers at Trafford Park to see what a sought after location this is. With the high-spec build, sustainable features, and excellent transport links, it’s ideal for businesses looking to enhance their operational and environmental efficiency.
“There’s a real shortage of Grade A units of this size across Greater Manchester and the wider North West, so we’re expecting strong demand, especially now that it’s ready for immediate occupation.”
