Bid to expand Winsford industrial estate following increased demand for space
Winsford Industrial Estate is poised for further expansion, due to its current 100% occupancy rate, with a call for a speedy resolution in a bid for more development space.
Rula Developments is awaiting planning consent for a 25,000 sq ft unit and a 75,000 sq ft unit, and strong occupier interest is already in place, it said.
Matt Pochin, Director at Legat Owen, who has been involved with the Estate for more than 25 years said: “Reaching 100% occupancy is almost unique for an industrial estate of this size.
“The strategic medium- to long-term allocation and release of land is vital for an estate like Winsford.
“To date, land availability has kept pace with demand, but we now need a timely approach to more land release and planning consents to avoid losing the momentum that the estate has so successfully established.”
Demand from businesses wanting to move to the estate and from existing businesses looking to grow their premises led to the estate’s expansion since Covid and now more land releases are planned.
The estate offers a diverse range of premises and properties suited for various organisations.
This ranges from professional start-up business incubator units to large manufacturing, warehouse, and logistics facilities.
However, with 100% occupancy and no immediately available space, the only option for growing businesses seeking to expand is to look further afield or delay their plans. The current situation exerts pressure on rents and restricts growth and opportunities.
Strategically located in the heart of Cheshire, the estate provides employment opportunities for nearly 4,000 people across a diverse range of professions contributing significantly to the local economy.
The estate benefits from good transport links and its close proximity junctions 18 and 19 of the M6 motorway and rail networks facilitates easy access to markets in Wales, the North West and Midlands.
Winsford Industrial Estate has experienced growth in several areas of development over the past two years to include Winsford Gateway, Quad and Artis Park. The developments have added around 350,000 sq ft of space to the estate.
