Glenbrook submits plans for 44 storey tower opposite Manchester’s Deansgate Locks

Residential developer Glenbrook has submitted a planning application for a 44-storey tower on Whitworth Street West, opposite the bars of Deansgate Locks, and tucked up alongside the rail viaduct linking Oxford Road and Deansgate stations. 

The proposed building will also add another significant tower to Manchester’s everchanging skyline.

The developer claims it has received a “positive response” from public consultation events, for a development that will comprise 364 apartments along with 7,750 sq. ft of internal and external active space at ground, first and second floor levels wrapped by a series of three-story arched terracotta colonnades.

It says the building’s aesthetics nod to the city’s industrial roots, while the structure has been designed to embrace modern technologies which improve thermal and acoustic performance, ventilation, and daylighting. 

Architects Sheppard-Robson designed the proposals and Glenbrook has committed to creating new public spaces which will enhance the streetscape along Whitworth Street West, close to the cultural attractions at the nearby Home arts centre and Deansgate Locks.

The building will focus on thoughtful living, outstanding health and wellbeing provisions, and a blend of relaxed and defined workspaces for our residents. The double-height foyer on the ground floor will feature bespoke concierge services, providing tailored assistance to the building’s residents. 

Sustainability has played an integral role in the design development to align with Glenbrook’s own environmental aspirations, as Roberts explained: “Working closely with our environmental consultant and wider design team, we have explored every opportunity to reduce the development’s carbon footprint, resulting in the current scheme exceeding RIBA’s 2030 Climate Change Target credentials.  The building has been designed to incorporate a range of renewable technologies and smart systems that promote efficiency and will reduce carbon in construction and operation.”

Subject to approval, Glenbrook plans to appoint a main contractor in 2025, with start on site scheduled for early 2026.
