Bellway has acquired a further 7.8 acres of land in Mosley Common for a new residential development.

Located on Mosley Common Road, the site, which was formerly scrub land, will be transformed into an attractive development comprising 99 new-build homes.

Build has started on site, with Bellway providing a selection of two-, three- and four-bedroom energy-efficient homes, each offering off-road parking and/or garages.

The development, known as Trilogy, offers pleasant views of Honksford Brook located to the south of the site, and benefits from the growing number of everyday amenities nearby as well as highly regarded local schools.

Situated close to the A580 (East Lancs Road) plus the M60, M61 and M62 motorways, Trilogy is ideally placed to easily access Manchester, Liverpool and Leeds.

Grace Yarlett, Sales Director at Bellway, said: “Following on from the success of our previous development in Mosley Common, Elements, Trilogy promises to be equally as popular, and we are thrilled build is progressing well.” 

In addition to Trilogy, Bellway has made a significant financial Section 106 contribution of £796,000 towards highways, a guided busway, BNG and health in the locality.

Trilogy will officially launch on Saturday, January 18, with the opening of the sales office on site. The showhomes are scheduled to open in summer, followed by first occupancy in autumn.

Bellway worked with architect APD and solicitors Gateley on the scheme.

Haydock Park land acquired by Anwyl Homes

Anwyl Homes is drawing up plans for 118 new homes in Haydock after acquiring 11.5 acres of land.

The homebuilder completed a deal in December with Hollins Strategic Land (HSL) and private landowners to acquire the site, west of Lodge Lane.

The site benefits from outline permission for up to 130 new homes (ref: P/2022/0063/OUP).

Paul Darwin, land director for Anwyl Homes Lancashire, said: “The outline permission established the principle of development on the site and we’re now drawing up our reserved matters application, which we aim to submit to St Helens Council in early 2025. There’s been a lack of new homes built in the Haydock area in recent years so this development will provide much needed new homes in an excellent location.”

Jeremy Boyd, special projects director at HSL, said: “HSL negotiated planning permission for much needed new homes on this former Green Belt land adding to our ever growing portfolio of successful projects across the country. We are delighted that Anwyl Homes saw the potential to create a high quality development and moved swiftly to purchase the site.”

Anwyl plans to build 82 private sale homes, in a choice of three- and four-bedroom designs, with 30% of the development (36 homes) set to be affordable housing.
Heating and hot water will be provided by air source heat pumps, plus every home will have electric vehicle charging facilities. The site will benefit from its established green boundaries and will have two new areas of public open space provided on site for residents and locals to enjoy.

Subject to planning, work will start on site in autumn 2025, with the first homes due to be released for sale in early 2026.

Deloitte acted for Anwyl in the Haydock land acquisition, while JMW Solicitors acted for the land promotors and Penningtons Manches Cooper on behalf of the landowners.

Bevan House and John Snow House

A historic property formerly used as a workhouse and hospital in a Cheshire town could become residential apartments after a deal was agreed by a property consultancy.

The Grade II-listed Bevan House and John Snow House, in Nantwich, has been sold by Fisher German to a private investor who plans to convert the buildings for residential use, subject to necessary planning approval.

It has not yet been determined how many homes could be created on the site.

The 24,165 sq ft property on Barony Road comprising Bevan House and John Snow House was originally built in 1780 as a workhouse.

In the 1930s, the workhouse was converted into a hospital, known as Barony Hospital, until its closure in 1994. More recently, the buildings have been used to run administrative offices for an NHS Foundation Trust.

David Newman, Partner at Fisher German’s Manchester office, represented NHS Property Services in the sale.

He said: “While the building has a lot of history, in the post-Covid era of hybrid working and the need to keep costs down, the Trust wanted to move and downsize to a more modern office building that would fulfil its needs.

“Bevan House and John Snow House’s listed status meant wholesale changes would be difficult, but conversion of the buildings into apartments was very possible for prospective buyers.

“The sale was an excellent result, as it means the buildings will be reutilised and hopefully provide much needed housing in the area.”

Neptune Mill

Restoration of one of Manchester’s historic mills is complete, with the team behind it revealing a first look at some of the new creative workspaces inside.

Social impact developer, Manchester-based Capital&Centric, took on the Grade II-listed Neptune Mill in Manchester’s Piccadilly East neighbourhood last year. It has now completed the stunning restoration and repurposing of the 19th century building, turning it into some of the city’s coolest workspaces for creative businesses.

New images show how loads of the building’s original features have been retained and celebrated as part of the overhaul, with bold new fixtures and fittings fit for the 21st century.

The top floor has seen the biggest transformation, with reclaimed timbers taken from the entire building used to reboard the ceilings, revealing more of the building’s charm. Roof lights have also been fitted to reveal the stunning features.

A lush new courtyard and coffee shop has also been finished. Capital&Centric recently signed up Ancoats favourite Cotton to move in, offering a new spot for people working there, living nearby and the general public to hang out.

Tom Wilmot, joint managing director at Capital&Centric, said: “This is a major step forward in our plans for Piccadilly East. We’ve already delivered new homes, hotels and cultural spaces and Neptune Mill adds something different to the mix … really desirable workspaces with standout original features and a new neighbourhood coffee shop.”

Construction work has completed ahead of schedule on a £1.7m expansion of a youth centre in Blackpool that will provide new opportunities for young people in the area.

Set to open in the spring, the expanded Blackpool Youth Zone will offer a variety of activities for young people and provide a safe and supportive space to learn, grow, and develop their talents.

The main contractor, Warden Construction, completed its work on the state-of-the-art centre and handed the keys over to Blackpool Council two months earlier than expected.

Warden has replaced the outdated facility, located on Gorton Street in the Talbot and Brunswick area of the town, with a 3,229 sq ft single storey, multi-use building.

Ian Williams, Warden Construction managing director, said: “We’re really pleased with the progress we’ve made on the Blackpool Youth Zone. Working closely with Blackpool Council and Blackpool Boys and Girls Club, we’re proud to be part of a project that will have a lasting impact on residents in the area.”

Cllr Kath Benson, cabinet member for young people and aspiration, said: “I am absolutely thrilled that the centre has been handed over two months ahead of schedule.”
